What actually gets tested

A gas safety check isn't paperwork. It starts with a timed pressure test — I shut the gas off at the meter and watch whether the pressure holds, which shows whether gas is escaping anywhere on the pipework.

From there, every accessible appliance is checked for safe operation, correct ventilation, and a properly terminating flue. Anything that fails gets recorded and explained to you.

The record is issued digitally the same day wherever possible, so you have it on file before you need it.

Understanding the legal requirement

What Is a CP12 Gas Safety Certificate?

A CP12 (Gas Safety Record) is the official document confirming that all gas appliances in a rented property have been inspected and are safe. Under the Gas Safety (Installation and Use) Regulations 1998, every landlord must renew it annually.

The inspection must be carried out by a Gas Safe registered engineer. It covers every gas appliance in the property — typically the boiler, any gas fires, and a gas hob if fitted. At the end of the inspection, I issue the official Gas Safety Record (the CP12) and you're legally required to give a copy to your tenant within 28 days.

A CP12 is a legal requirement, enforced by the HSE as a criminal matter rather than a civil one — so it's worth renewing before the certificate lapses rather than after. This is a general summary, not legal advice.
